KARMA is a brand new, sexy, sophisticated, eleven-home community being built in a great location in the middle of the Madison School District at the southwest corner of Bethany Home Road and 13th Place. The community will be about a five-minute walk from Luci’s Marketplace, Richardson’s, Phoenix City Grill, and TexAZ Grill and a five-minute bike ride to 7th Street Restaurant Row. Construction of the first six homes (Phase 1) of KARMA began in April 2021 and we expect the first buyers will be moving into their new homes in January or February 2022.

KARMA is the inspiration of architect/developer Jason Boyer who builds hip, cool stuff. Among other projects, he designed and built artHAUS condominiums (hereafter aH) in Downtown Phoenix (sold out by yours truly Will Daly).

It’s always so tough to properly represent an architectural project on paper and the renderings here sure don’t do the job. With KARMA, first picture a great art gallery or modern museum with their long and tall, SMOOTH finish white walls, with little or any “trim” and great lighting but intended to house humans rather than art. Museums and art galleries are intentionally designed to trigger our imaginations and inspire us to be more. This is what Jason did at aH. He mixed raw steel, concrete, and smooth finish white walls with lots of glass for a community of condominiums that are truly wonderful and inspiring and reminded so many of our homeowners’ of “other” famous buildings that they had visited.

Then, Jason took the lessons that we learned at aH to create KARMA.

About half the “audience” at aH were Boomers and Gen-Xers who did not want to deal with stairs, so Jason designed KARMA with ground floor owner’s suites.

For all buyers, from Boomers to Millennials, he added more “flex” space to accommodate our recently acquired needs to work from home and offers an optional above-garage outdoor deck for fresh air and clearing one’s mind.

Boyer uses intentional design and extra-large sliding doors to connect indoor dining and lounging areas with outdoor dining and lounging areas so that living FLOWS indoors to outdoors and outdoors to indoors.

While aH had a lot of windows and natural light Jason went even further with KARMA with higher ceilings and walls of glass. A kitchen surrounded with windows and soaring ceilings and skylights above with natural indirect sunlight spilling across smooth white walls.

All this with sustainably minded design and material choices (recycled or rapidly renewable materials and smart home technology) and optional EV chargers, optional solar, and other earth-friendlier features.

KARMA Size: 3bd + office & 4bd floor plans ranging from 2380 to 2610 square feet and either 2.5 or 3.5 bathrooms.

Number of homes: Eleven, built in two phases with the completion of Phase One in early 2022.
