Contour on Campbell (aka Contour 22 Condos) is a 111 condo residence community by LIVURBN Development. Built in 2017, Contour Condominiums was (is) a great addition to the Biltmore/Camelback Corridor urban scene. It sits on Campbell Avenue just west of St Thomas Roman Catholic Church at 24th Street and Campbell. It’s not SUPER pedestrian friendly, logging a walking score of 68%, but it’s darn close to so very much whether via bike, skateboard, electric bike etc… Living there offers you easy access to all that 24th Street and Camelback has to offer.
This four-story (47 foot) building consists of 243 one and two-bedroom condominiums with 1.5 to 2.5 bathrooms and from 975 to 1700 square feet. The residences offer great architecture, open and bright floor plans with high ceilings and generally large closets, great natural lighting and reasonable sound insulation (ask us about the one exception), underground gated parking, and separate storage units. The open floor plans, generous ceiling heights, and great natural lighting provide a very open and cheery feel. Design features include post-tension concrete floors (good for sound insulation), “punched” metal enclosures, shaded balconies, and other modern finishes.
Since it’s still relatively “new” most buyers will find the kitchen, bathroom, and flooring finishes to be quite fresh still. EV charging stations are available and the common areas like the gym, pool, community patio, BBQ area etc… all work quite well. We consider this community one of the better “bangs for the buck” in the area.
