Palmaire showcases the epitome of 1960s mid-century modern architecture, revitalized with modern systems and interior finishes in 2005. Finding one available for sale is a rare opportunity worth seizing. Originally constructed by the owner of one of the largest plumbing businesses in the Valley, Palmaire features 18 condos in total. I personally observed several second-floor units revealed during renovations and saw the robust flooring system comprised of approximately 2 inches of concrete, a 4-inch air gap, and another 2 inches of concrete, ensuring exceptional sound insulation. The building boasts solid concrete walls, a well-built roof,, and an entirely updated electrical system (again in 2005), from main power lines to outlets. The HVAC system was overhauled with brand new 13 SEER heat pumps, ductwork, and cooling lines, while modern, low-e glass windows enhance energy efficiency. The exterior walls, initially layered with paint, underwent a meticulous restoration process using pressurized air and corn husks for a textured finish that exposes the granite pebbles within the concrete, creating a visually captivating effect. Inside, standard finishes include smooth textured stucco walls, bamboo floors, contemporary baseboards, stainless appliances, European-style cabinets, butcher block countertops, and modern bathrooms with frosted glass doors. Additionally, upgrade options offer flexibility for personalization. Situated on a quiet cul-de-sac opposite a charming park, Palmaire enjoys proximity to various dining and entertainment options, including Five and Diner, Chipotle Grill, and Starbucks, with additional amenities just a short bike ride away.
